As a real estate investor, you need to have a great team behind you.  You can not do everything yourself or you will never maximize your profits.  You need a team you can trust to help you with every aspect of your real estate deal before, during and after.  If you do not have a team, investing in real estate will become a tedious task that will probably drain your bank account instead of adding to it.

So what type of team should you assemble?  Glad you asked.  You need to find a good real estate agent or broker who specializes in investment properties.  Let someone else do the work when it comes to finding you deals.  If these agents work with investors, then chances are they will have deals for you before anyone else knows about them.  Plus they will know when a deal is a good investment.  Another team member you need has to do with financing.  Find a local bank or lender that knows how to find you the capital you will need to purchase homes.  Investment loans are different than loans for regular homeowners and a good mortgage broker will be able to find you money when others cannot.

Once you buy the property, if you intend to keep it and be a landlord, then I suggest you find a good property management company.  If you do not know where to find one, ask other investors and do an online search for your area.  I use a site that specializes in Arlington property management as that is where I rent homes.  Do a search online that includes your city name to find one close to you.  Another person to add to this team is a good contractor,  Once again, ask other investors about ones that specialize in investment properties.  When you put together the right team, you can do more deals and more importantly, do more profitable deals.
